Visiting Windsor Great Park

UPDATED: 06 January

In line with Government advice, the Great Park currently remains open for you to take essential exercise, if you live locally. (You shouldn’t travel outside of your village, town or area of the city you live in).

To help keep everybody safe, when in the Park you must follow Government national lockdown rules.

Your safety, the safety of our staff and other Park visitors is our utmost priority. We will not hesitate to impose tighter restrictions if safety is compromised.

  • Stay at home. You must not leave or be outside of your home except for where you have a specific purpose. Exercise outdoors is permitted, if you live locally
  • You can visit with family living in the same household and/or with a support bubble that you have formed. Making a support bubble with another household
  • You can meet one other person from another household in an open public space (but must be on their own)
  • Please maintain social distancing, staying at least two metres from people outside of your household or support bubble

Before you leave home

  • Check our visitor updates
  • Don't forget your secure face covering which must be worn whilst queuing and when in the toilets
  • Come prepared to take your rubbish home with you

Please note - there may be occasions where our team will ask you to move on if an area is becoming too crowded. Please respect their request.

Pre-let opportunity in Sunninghill Park, Ascot

Sunninghill Park Dairy has been disused for some years, and now has planning permission for conversion to offices. This offers an occupier an outstanding opportunity to work with The Crown Estate to create a prestigious new self-contained office in a private park location.

Specification

The accommodation will provide c.5,000 sq ft with the main office area comprising just under 2,600 sq ft. Particular features will be the original iron roof frame stripped back and painted, and a balcony office at the end overlooking the park landscape. There will be a main reception area with two additional office wings on either side, an integral cycle store and two courtyard areas for outside seating or landscaping as the occupier may wish. There is a separate store building which may be let separately or included with the main building. Planning has been granted for 19 car parking spaces (1:265 sq ft).
A comprehensive refurbishment is to be undertaken which will be agreed with the new occupier, but is to include air conditioning, new double glazed windows, and new cabling and services. Care will be taken to retain original features such as the stable doors

Planning

Planning permission was obtained on 4 August 2017 for change of use from the current agricultural building to B1 (office) use. Please see the Bracknell Forest Council website for details (ref 17/00576/FUL).

Location

Set in a stunning rural location, Sunninghill Park is accessed off the B383 Sunninghill Road between Ascot and Windsor.
Windsor is conveniently situated along the M4 corridor, giving a direct route into the capital and to Heathrow Airport, and also has easy access to the M25 and M3 at Bagshot. There are two central train stations in Windsor, from where passengers can travel directly to Waterloo, or to Paddington and Reading via the Windsor to Slough shuttle. There are also good rail links to London Waterloo from nearby Ascot or Sunningdale stations.

EPC

An EPC is not required at this stage.

Terms

We are ideally seeking an occupier of the whole, on terms to be agreed.

Legal Costs

The incoming tenant will be expected to meet all legal costs.
